Note - this page was created in 2016 but most of these points still apply to the revised application (2017)
Please tell the council officers all your reasons for objecting but be aware that they will take into consideration only the ones that fall into their ever changing checklists.
Here are some examples of reasons that the officers must react to:-
-
The proposed buildings are too massive and too high. (Both of the two main buildings will be twice the size of any existing buildings)
-
The proposed buildings will dominate and darken a popular and well-used section of the canal that is currently light and airy.
-
Very few, if any, genuinely affordable homes are being guaranteed.
-
Only one disabled flat is being offered.
-
There is no provision to improve the use of the canal for boats.
If you have time, then please read some of the planning documents on the council website. For example, the heritage appraisal, the daylight and sunlight reports (and appendices), the ecological appraisal. If there is anything in these documents that you would like to challenge then please say so now.
Here are examples of reasons that the officers need to know about even if they are not on their checklists yet:-
-
The precinct/courtyard being offered for public access is unfit for purpose. It will be in the shade most of the time and will offer very restricted views along the canal.
-
The buildings are far too close to the edge of the canal and the walkways are too narrow.
-
The design is not future-proof. It does not allow any part of the site to be converted back into a small wharf in twenty or thirty years time.
